One of the things we’re going to focus on is what is professional management versus mom and pop management. Now many of you may have a couple properties. Maybe you’ve read a book on property management, I don’t know, but if you ultimately want to make a business and to grow wealth and to be a serious real estate investor, you need to become a professional property management company like Simarc.
That is you’re better at it than most people. You’re better at it than nine out of 10 investors. You take it seriously because you’re investing a lot of your own money in these properties, a lot of your time and a lot of your energy, and you want to get the most you can out of it.
That’s where the money is, because if you don’t manage it properly, the value of that asset declines rapidly. I guarantee you, if you’ve bought a property, put a bad tenant in there and they destroyed your property, you’re looking at $5,000, $10,000, $15,000 of damage. Not that property management can totally eliminate that possibility, but certainly professional management versus mom and pop management makes a huge difference.
Again, filling a rental. Let’s say we had a $900 a month rental. Filling it 30 days earlier than you would otherwise puts $900 in your pocket. So the monetary issues here are tremendous. Keeping a tenant a second year as opposed to losing them because you didn’t treat them right or you didn’t fix the property right or whatever, reselling a vacancy is tremendously expensive.
You could be looking at two months vacancy, $900 per month, and costs you have to pay to maybe carpet in between tenants, so maintaining a tenant is again a huge monetary issue. So there are clearly some monetary issues here that can be quite overwhelming in terms of cost savings.

Singer Cheryl Cole has claimed that she hates looking at pictures of herself.
The glamorous X Factor judge has taken part in a Sin City-themed photo shoot for Q magazine, and despite being voted the sexiest woman of 2009 by FHM, she says she doesn’t feel comfortable posing for the camera.
“I have to be totally honest, I hate doing photo sessions, that’s my worst thing to do because I feel like I’m not very good behind the camera in terms of posing if you like … I’m not very good at it, and I hate looking at photos of myself,” she said.
Cheryl also spoke about her new single with Will.i.am, Three Words, which is out now.
“Three Words is one of, if not my favourite off the whole album,” Cheryl declared. “It sounds fresh, it sounds new - I just love it, I think it’s a really special track. I think it’s kind of a bit folky - folky dance if there’s such a thing?”
The Girls Aloud star - who has already enjoyed both a No 1 single and album - admitted she wasn’t prepared to be so successful as a solo artist.
“You prepare yourself for the worst, especially going it alone, but then it’s just better than you ever thought and you can’t really ever be prepared for that either - so it feels a bit weird getting my head around it,” she said.

Starting a sheet music collection is easy, once you’ve decided what you want to collect. Sheet music is inexpensive and relatively easy to find. You can find music at yard sales, antique shows and on the internet. Only music that is very scarce or rare is expensive. Most pieces can be found at a price between three and twenty five dollars. Extremely rare sheet music can carry a price of up to a thousand dollars, but few pieces fall into this category. You will find music in any color graphic or subject matter you are looking for.
People collect sheet music in many ways. Sometimes sheet music is collected by the genre or songs. You could put together a history of music in America with a sheet music collection. You could do this with the entire history of our country or concentrate on one time period or decade. The possibilities are endless - be creative when building your collection! Songs have been written about most important events in our history, including wars, plane crashes and natural disasters. Themes such as love or the evolution of images of women in music are popular themes for sheet music collections. Other collectors focus on one composer or cover artist.

Michael Jackson was born Michael Joseph Jackson on August 29, 1958 (making him 47 as of year 2005) to Joseph and Katherine Jackson in Gary, Indiana. He was the seventh of nine siblings. The Jackson family was raised as Jehovah’s Witnesses and practiced door-to-door evangelization. Despite being known as the cute and talented lead singer in Jackson 5, a band that he formed together with his other siblings, he is now better known for his flamboyant style and negative press.
Jackson 5 was soon discovered and grabbed up by Motown Records in 1969 and the family moved to California where the 5 siblings could continue with their newfound career. Their first four singles, “ABC”, “I want you back”, “the love you save” and “I’ll be there” instantly became hits. During this time, the Jackson 5 recorded 14 albums together while Michael Jackson recorded 4 solo albums. In 1976, they left Motown and called themselves simply as the Jacksons and they went on to produce 6 albums together, toured internationally. Both Jermaine and Michael started out on successful solo careers as with Rebbie, Latoya and Janet.
The 80’s is probably the most successful decade for Michael Jackson for it was at that point in time that he produced hits like “Billie Jean”, “Thriller”, “Beat it”. “Billie Jean” was aired on MTV and it was the first ever music video by a black singer that was ever aired on MTV.
Michael Jackson is also well-known for his signature dance, the moonwalk, which he first performed for the Motown 25th Anniversary show in 1983. Till today, parents are passing on this absolutely unique dance move to their own kids and we seriously don’t know how long the ‘Moonwalk’ is going to be famous for.
In 1984, he was nominated for 12 awards and won a record-breaking 8 awards - 7 for Thriller and 1 for his narrative on E.T. storybook. His record is now equaled by Carlos Santana. In 1987, Michael Jackson released ‘Bad’ and he held his first EVER world tour. ‘Bad’ proves to be another benchmark in the pop music scene because 6 songs from the albums became brilliant successes - ‘Bad’, ‘Dirty Diana’, ‘The man in the mirror’, ‘Smooth Criminal’, ‘Leave me alone’ and ‘The way you make me feel’. In fact, all the songs in the ‘Bad’ album were successes, leaving only ‘Liberian Girl’ with moderate reception.
Upon entering the new decade, in 1991, Michael Jackson was awarded a $890 million recording contract by Sony and released ‘Dangerous’. During this time, Michael Jackson also announced the birth of a new foundation, the Heal The World Foundation’. ‘Dangerous’ although much low-key when compared to his other previous albums, produced hits like “Who Is It”, Give In To Me”, “Gone Too Soon”, “Jam”, “Remember the time”, “Black or White”, “In The Closet”, “Heal The World” and “Will You Be There” (theme song for Free Willy, the motion picture).
Michael Jackson went on to marry Elvis Presley’s (the KING) daughter, Lisa Marie Presley for 2 years and it ended in a bitter divorce. Thereafter, Michael Jackson remarried and this time to Debbie Rowe. The couple has a son, Prince Michael and a daughter, Paris Katherine. They divorced in 1999 and Debbie Rowe left the kids to Michael Jackson as a ‘gift’. However, as of 2004, it seems as though Debbie Rowe may have decided to go back on her own words.
Among all the Michael Jackson songs, “Black or White” and “Billie Jean” remains the most aired. Michael Jackson has not had a BIG hit in a long time and later on in his career. And despite the splattering of unfavorable news about his plastic surgeries, pedophilia, the ‘balcony’ incident, and various law suits filed against and by him, the name “Michael Jackson” is a legendary name…in and out of the music scene.

| Five Fingers Same Position Notes Reading Method |

There are beginner piano books begin by introducing five notes i.e. CDEFG in right hand (RH) and CBAGF in left (LH) by using the same fingers position such as on RH note C played by thumb, D played by index finger, etc. On LH note C played by thumb, B played by index finger, so on. I called as “five fingers same position”.
The benefit is before added the new note, beginners have practiced some similar exercises so they, especially kids will not confused by rhythm, names and positions of notes.
Because of many exercises that using the same fingers position, mostly kids tend to read the fingers numbers as notes positions. For instance, they mean no. 1 on RH is C - always played by thumb, no. 2 is D - always played by index finger and so on, likewise on LH.
In early lessons, students seem fluently in notes reading but the problem comes when start playing pieces with no “five fingers same position”.
If students have to use “five fingers same position” books, as teachers, we have to explain from the first lesson that one note can be played by any fingers and fingers numbers are never changed such as on RH no.1 always for thumb, no. 2 always for index finger and so on, likewise on LH.
To make students remember the fingers numbers quickly, we can ask them to play as fast as they can such as “Play C with finger number 1 …. Now play C with finger number 2 and so on”. The kids will love this fun game! Then ask them play the same piece with any fingers by writing a new fingering on their book. For instance, for RH play C with finger number 2, D with finger number 3 and so on.
There is no perfect method in notes reading, as teachers, we can only find the suitable one for each student by merging one method with another. I prefer using “five fingers same position” book at first lesson by using any kinds of fingers positions, not just as written in book.
It is much benefit and easier to learn right at first than re-learn after made mistakes. However, if students have made misunderstandings on notes reading, no matter with our ‘own’ students that have been taking lessons with us since their first day on piano lesson or transferred ones, just do not ever blame them, their old teachers (for transferred ones) and ourselves especially beginner teachers. It will not make notes reading of students better.
The solution is re-teaching them as first lesson. Of course, it needs much time, patiently and often rather difficult to train ‘a new habit’. The students could be frustrate and complain but with fun game as I mentioned above, kids usually enjoy the lesson again. If happens on teens or adults (so far, I never found yet), we can support them by positive words so that they have ‘new spirit’ to continue their lesson. Moreover, as teachers, we should not ever stop learning.

Let’s face it, the wildfire spread of web-based portals designed to introduce independent music to the world has created a bewildering array of opportunities and costs. So where do they all balance out? When does the cost of signing up to yet another music promotion service yield results? What results are we looking for anyway?
The key is to make your web promotion targeted, systematic and rich.
What is the main drive for independent artists promote their music on the web? The fundamental incentive for web promotion is the opportunity to get your music heard by people who might otherwise never know that you exist! If people know you exist they can become fans and repeat-listeners. Which of those fans buy CD’s and downloads? Targeted listeners.
The most important goal of web promotion is to attract targeted listeners.
Any independent artist who says they use the web to sell their music has missed the primary target - attracting targeted listeners. Attracting targeted listeners should be every independent artist’s first priority. Remember, you don’t sell your music - listeners BUY your music. It’s a buyers market. The more targeted listeners you have, the more sales you make - provided you are systematic in getting your targeted listeners.
The best way to get targeted listeners is to be systematic.
Many artists tend to approach their web promotion thinking that since they have a website and have signed up to a couple of artist showcase sites, that the listeners will just come pouring in. Yes you have managed to target some potential listeners, but you still have to shout, “Hey, over here…you’ll like the sound of this!” A systematic approach to getting listeners to hear your music will attract and maintain their interest. But remember to make sure you have the content ready for the listener to enjoy.
Sites rich in content will retain your targeted listener.
In the independent artist’s case, the rich content is the music. This may seem like old news, but look at the amount of independent artist websites that give the visitor loads of info about the band but very little (or hidden) ear candy. Music should be the first thing a visitor gets. At the very least they need an obvious link to where they can listen to your music. And not just one or two tracks but a variety of your music. Independent artists have to remember they have not had the radio exposure to model the presentation of their music after more well established acts. Listeners need to be convinced they like your independent music before they will buy it.
So the question is how to make your web promotion targeted, systematic and rich?
Tips for Targeting.
The best targeted listeners on the web will be those that make it to your website. Find a way to know who they are. Setup a newsletter and make it easy to sign up to it. People interested enough to want to receive news about you are your hardcore web fans, keep them happy.
The next best group of targeted listeners are those that hear your music on other sites. Try to pick sites that allow listeners to link to your site. If they like your music they might click on that link to visit your site. You can then find out where these visitors are coming from. Find a good web statistics package that lets you know which sites your visitors are being referred from. Take note of those sites and focus your efforts with them accordingly.
When choosing sites on which to promote your music, check to see if they offer any individual stats relating to your music. Like how many track plays or page views you and your music receive on their site. This way you can check in periodically and monitor your performance with these sites.
Systematic Steps.
The key to being systematic is organization. Keep a note of all the sites you use to promote your music, a brief description of what they do and how much it costs. Try to get into the practice of monitoring all of them regularly. Take note of which sites are getting better results than others and focus your efforts accordingly. You might pay for minimal promotion on one website, while another gets you loads of listeners for free. Naturally you’ll want to put more effort into updating the sites that are getting better results.
Provide a link on your website and newsletters to all of the sites you use to promote your music. Remember your website visitors are your hardcore web fans and are the most likely to check out and spread the word about your spot on other websites. So encourage them to visit your profile on other websites. At the very least it raises your stats on those websites - making your music look more popular!
Try to create a ring of sites that link to each other though the content you supply. For example, you might have your music on your own website and two other showcase sites - Site A and Site B. Your site should without a doubt link with Site A and Site B. Site A should link with your site and Site B, Site B should link with your site and Site A and so on. What if these sites don’t allow you to setup links to other sites? Put a web address in the areas where they do allow you to supply content. Like biogs or descriptions.
The ultimate aim of linking all your sites is to provide your listeners with a variety of access points to your music, as well as access to the different ways various sites may deliver your music. Remember to link to your specific page on the site and not just the site itself. Your site linked with a site that play your tracks on Internet radio, linked with a site that sells your downloads, linked with a site that sells your CD’s provides for a powerful combination of exposure.
Be Rich
Without money! That is the challenge that most independent artists face. The conventional approach to selling music is that it should not be too readily available to listen to, should the incentive for listeners to actually buy albums be undermined. This has persuaded independent artists that they should limit web listeners to low-quality snippets of streaming audio.
Independent artists have to remember they don’t have the resources and finances to support the “shotgun approach” of spraying their music across radio and music television. Big artists have big companies behind them that need to recoup the costs of mass media exposure, and therefore try to limit the extent to which listeners can sample their music on the web. Listeners have already heard the music and are trying to find a copy of their own.
Conversely, listeners haven’t had a chance to listen to independent artist through conventional media. Therefore independent artists can’t assume that people will buy their music off of a website if they don’t get a chance to really listen to it. If people have already heard an artist’s music, and like it, the value they pay for is in owning a copy they can play whenever they like. If people have not already heard an artist’s music, the value is in being able to sample as much of the music as possible.
So being rich is providing your listeners with as much of your music as they want to listen to before they buy it. Now you don’t have to make all your tracks available for free download, but you can provide good quality, full-length streams that impress the listener and enhance your sound. Not tight-fisted snippets that lose the listener because they are lo-fi and over before they attract the listener’s interest.
Being rich is also making your music available in a variety of formats for different audiences. Telling fans that your music can be heard via Internet radio, on-demand streams, mp3 downloads and mail order CD means you can appeal to listeners who prefer more than one type of media. You can also use your web promotion to go beyond simply plays and sales - consider licensing.
Licensing your music for use with television, film, advertising, websites, video games and other multimedia will open up your listening audience, provide revenue and introduce a degree of professionalism to your career that attracts the notice of industry reps and A&R. Adding this depth to your web promotion helps to enrich the presentation of your music and retain targeted listeners.
So remember: a) maximise your targeted listeners, b) be systematic in obtaining them, and c) retain them by making sure your own site and other sites are rich in content.
